The Beach Collection Villas are Nakheel’s beachfront villa releases on Palm Jebel Ali, the second and larger of Dubai’s two palm-shaped island developments.

The collection offers five and six-bedroom villas from 7,300 to 8,300 sqft, positioned on the island’s fronds with direct beach access.

Pricing starts at AED 18,600,000. The initial release used an 80/20 structure — 80% across the construction period, 20% on handover — though the developer notes payment terms may change between releases. Handover is stated as extending into 2029.

The most recent tranche, on Frond F, was launched as a limited collection of 44 beachfront villas.

What is being bought here is scarcity of position rather than specification. Frond plots on a palm island are finite by construction — there is a fixed number and no mechanism to create more — which is a materially different supply argument from any mainland community, however well located.
